Lamentablement <strong>, l&#8217;entitat no \u00e9s ambiciosa a millorar les condicions de la plantilla<\/strong><\/p>\n<\/div>\n\n\n\n<p> El <strong>darrer acord<\/strong> <strong>de finan\u00e7ament<\/strong> per a la plantilla \u00e9s de febrer de <strong>2020,<\/strong> va ser un bon acord amb importants millores:<\/p>\n\n\n\n<p><strong>L&#8217;\u00faltim acord de finan\u00e7ament<\/strong> per a la plantilla \u00e9s de febrer de <strong>2020<\/strong>, va ser un bon acord amb importants millores, per\u00f2 des de llavors han passat 5 anys, i hi ha hagut <strong>molts canvis,<\/strong> en la societat, en l&#8217;economia, i en <strong>l&#8217;entitat<\/strong>, <strong>incloent-hi els beneficis<\/strong>. Per aquest motiu <strong>\u00e9s el moment d&#8217;abordar millores en les condicions de finan\u00e7ament de la plantilla.<\/strong><\/p>\n\n\n\n<p> Tot i aix\u00f2 en aquesta Comissi\u00f3 de Seguiment, <strong>nom\u00e9s<\/strong> ha volgut abordar <strong>difer\u00e8ncies interpretatives<\/strong> que han sorgit des de la signatura del darrer acord, i <strong>que majorit\u00e0riament<\/strong> aquestes difer\u00e8ncies <strong>afavorien l&#8217;entitat<\/strong> , i no la plantilla, aquest deu ser el &#8220;Pla Nosaltres&#8221;.<\/p>\n\n\n\n<p><strong>CCOO insistim<\/strong> despr\u00e9s de 5 anys del darrer acord, que ja \u00e9s moment d&#8217;<strong>abordar noves millores<\/strong> , que estiguin <strong>d&#8217;acord amb els temps.<\/strong> I per aquest motiu <strong>proposem:<\/strong><\/p>\n\n\n\n<div class=\"wp-block-advgb-accordions advgb-accordions-85903e29-5c0a-4550-b8f8-bbfb6a22f140 advgb-accordion-wrapper\" associar un<strong> compte diferent de la d&#8217;havers.<\/strong><\/li>\n\n\n\n<li><strong>Agilitzar tramitaci\u00f3\/aprovaci\u00f3<\/strong> d&#8217;operacions, reduint el termini de 90 dies a 45-60.<\/li>\n\n\n\n<li><strong>Refor\u00e7 de l&#8217;oficina de l&#8217;empleat<\/strong>, per a atendre en termini les operacions, amb un calendari de tramitaci\u00f3 i terminis regulats.<\/li>\n\n\n\n<li><strong>Criteris de risc<\/strong> a la disposici\u00f3 de la\u00a0RLT, amb informaci\u00f3 clara,\u00a0previ-avisar\u00a0davant canvis de criteris, especialment en ingressos computables.<\/li>\n\n\n\n<li><strong>FAQS<\/strong>\u00a0de pr\u00e9stecs, enviament peri\u00f2dic a\u00a0RLT\u00a0per a comprovar que s&#8217;adapta als acords, i no hi hagi interpretacions &#8220;lliures&#8221; en perjudici de la plantilla.<\/li>\n\n\n\n<li>En <strong>reconversions<\/strong> de pr\u00e9stecs, f\u00f3rmula que permeti reconversi\u00f3 de pr\u00e9stecs amb finalitat mixta (adquisici\u00f3 d&#8217;habitatge + una altra finalitat).<\/li>\n\n\n\n<li>Que es permeti <strong>pr\u00e9stecs millora <\/strong>sobre <strong>finca altres entitats<\/strong> , les <strong>bestretes Bankia i els pr\u00e9stecs B.<\/strong><\/li>\n\n\n\n<li> En els casos de <strong>reduccions de jornada,<\/strong> a SOLEM hauria de sortir <strong>ingressos per 100%<\/strong> de jornada, i mentrestant, un av\u00eds que aquest SOLEM no \u00e9s correcte.<\/li>\n\n\n\n<li> <strong>Peticions de SIA excepcional:<\/strong> Contestaci\u00f3 de <\/strong>augmentar el capital m\u00ednim garantit del pr\u00e9stec A en el tram-1.<\/li>\n\n\n\n<li><strong>L\u00edmit conjunt de 5 anualitats<\/strong> entre pr\u00e9stecs A i B: Que es tingui en compte el capital pendent i no el capital inicial.<\/li>\n\n\n\n<li><strong>Casas modulars: <\/strong>Buscar f\u00f3rmules que facilitin el finan\u00e7ament.<\/li>\n\n\n\n<li><strong>Compra + reforma o gran rehabilitaci\u00f3:<\/strong> Ampliar el per\u00edode de car\u00e8ncia, passant de 12 a 18 mesos com a m\u00e0xim.<\/li>\n\n\n\n<li><strong>Autopromotor<\/strong>:\n<ul class=\"wp-block-list\">\n<li>En cas d&#8217;exist\u00e8ncia de pr\u00e9stec d&#8217;atencions diverses (AD)\u00a0que va finan\u00e7ar tot o part del terreny, eliminar l&#8217;obligaci\u00f3 de cancel\u00b7lar aquest pr\u00e9stec de\u00a0AD\u00a0amb les disposicions del pr\u00e9stec.<\/li>\n\n\n\n<li>Posada en com\u00fa de l&#8217;Excel que utilitzin per a fer les disposicions successives i informin dels criteris.<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Adquisici\u00f3 parteix no heretada i obres de reforma:<\/strong> Que es permeti el finan\u00e7ament de la totalitat de les obres de millora o de gran rehabilitaci\u00f3, quan es fa de manera simult\u00e0nia, a l&#8217;adquisici\u00f3 de la resta de la finca a altres hereus, sense limitar el finan\u00e7ament al percentatge d&#8217;adquisici\u00f3.<\/li>\n\n\n\n<li>Centralitzar les <strong>taxacions<\/strong> d&#8217;empleats i que la plantilla tingui coneixement de les implicacions si se sol\u00b7licita taxaci\u00f3 amb obres de millora o gran rehabilitaci\u00f3.<\/li>\n\n\n\n<li><strong>Les l\u00ednies suplet\u00f2ries SIA:<\/strong> Sol\u00b7licitem que la seva autoritzaci\u00f3 no passi \u00a0per RH i que segueixi el mateix circuit d&#8217;aprovaci\u00f3 que si s&#8217;hagu\u00e9s pogut fer per SOLEM.<\/li>\n\n\n\n<li><strong>Daci\u00f3 en pagament: <\/strong>Establiment de la possibilitat d&#8217;acollir-se a aquesta figura per a plantilla amb deutes superiors al valor de taxaci\u00f3 actual i impossibilitat de venda. Sol\u00b7licitem que hi hagi un equip centralitzat que es dediqui a pr\u00e9stecs d&#8217;empleats\/ades i morositat\/dacions.<\/li>\n\n\n\n<li><strong>Mercat intern d&#8217;empleats\/ades:<\/strong> Possibilitat d&#8217;un apartat en la intranet de finques en oferta per a la plantilla.<\/li>\n\n\n\n<li>Eliminar restriccions a renunciar a per\u00edode de <strong>car\u00e8ncia<\/strong> una vegada formalitzada l&#8217;operaci\u00f3.<\/li>\n\n\n\n<li><strong>Compra i gran rehabilitaci\u00f3:<\/strong> Sol\u00b7licitem que en la taxaci\u00f3 aparegui el valor de mercat actual i la primera disposici\u00f3 pugui ser fins al 110% (menor valor entre compravenda i valor mercat actual + 10% despeses).<\/li>\n<\/ul>\n<\/div><\/div>\n<\/div>\n\n\n\n<div class=\"wp-block-advgb-accordions durant els 3 primers anys des de l&#8217;adquisici\u00f3 de l&#8217;habitatge, per a adquirir un <strong>pla\u00e7a d&#8217;aparcament.<\/strong><\/li>\n\n\n\n<li><strong>F\u00f3rmula canvi d&#8217;habitatge,<\/strong> que es tingui en compte l&#8217;import abonat al API, la plusv\u00e0lua municipal, i es tingui en compte nom\u00e9s el preu de venda, que \u00e9s el que cobra realment.<\/li>\n\n\n\n<li><strong>Defunci\u00f3 cotitular:<\/strong> Possibilitat finan\u00e7ar el 50% en cas que hagin heretat altres persones, de manera similar al que es preveu en situacions de ruptura de conviv\u00e8ncia, i no aplicar la f\u00f3rmula de canvi d&#8217;habitatge.<\/li>\n\n\n\n<li><strong>En determinats casos en qu\u00e8 es permet el lloguer de l&#8217;habitatge sense novar <\/strong>el pr\u00e9stec d&#8217;empleat, que es permeti adquirir un altre habitatge utilitzant el pr\u00e9stec B sense tenir que novar l&#8217;habitatge actual.<\/li>\n\n\n\n<li><strong>Pr\u00e9stec addicional A<\/strong>, que <strong>es computin els ingressos addicionals a la n\u00f2mina,<\/strong> de la mateixa forma que a la clientela.<\/li>\n<\/ul>\n<\/div><\/div>\n<\/div>\n\n\n\n<div <\/strong>de l&#8217;habitatge a l&#8217;exparella, establir la possibilitat de novaci\u00f3 unilateral a condicions client a petici\u00f3 del titular empleat\/ada que perd l&#8217;\u00fas, i aix\u00ed poder sol\u00b7licitar pr\u00e9stec A sobre un altre habitatge.<\/li>\n\n\n\n<li><strong>Flexibilitzar\/ampliar les situacions que es consideren ruptura de conviv\u00e8ncia: <\/strong>Sol\u00b7licitem que s&#8217;admetin, per exemple, convenis reguladors amb sent\u00e8ncia judicial de parelles convivents amb fills\/filles comuns.<\/li>\n\n\n\n<li><strong>Caso venda a un tercer: <\/strong>Sol\u00b7licitem que s&#8217;apliqui a tots dos empleats\/ades l&#8217;excepci\u00f3 que permet aconseguir els 240.000 \u20ac si la f\u00f3rmula de canvi d&#8217;habitatge produeix un import inferior.<\/li>\n\n\n\n<li><strong>S&#8217;est\u00e0 interpretant que el pr\u00e9stec A ha d&#8217;estar vigent,<\/strong> per a poder sol\u00b7licita pr\u00e9stec A i indemnitzar a l&#8217;exparella. Sol\u00b7licitem l&#8217;eliminaci\u00f3 d&#8217;aquesta interpretaci\u00f3 que no \u00e9s coherent, ni apareix en la literalitat de l&#8217;acord.<\/li>\n<\/ul>\n<\/div><\/div>\n<\/div>\n\n\n\n<div actiu.<\/li>\n\n\n\n<li><strong>Possibilitat,<\/strong> tant en obres de millora com pla\u00e7a d&#8217;aparcament, sobre habitatge a finan\u00e7ar o finan\u00e7ada <strong>tipus B.<\/strong><\/li>\n<\/ul>\n<\/div><\/div>\n<\/div>\n\n\n\n<div class=\"wp-block-advgb-accordions advgb-accordions-9d823f5e-55c5-4aa7-86d8-326f0f791658 advgb-accordion-wrapper\" l&#8217;anterior.<\/li>\n\n\n\n<li><strong>Bestreta Bankia: <\/strong>Sol\u00b7licitem que es pugui cancel\u00b7lar amb la l\u00ednia de pr\u00e9stec d&#8217;atencions diverses, sense necessitat d&#8217;autoritzacions ni pr\u00e9stecs ponts.<\/li>\n<\/ul>\n<\/div><\/div>\n<\/div>\n\n\n\n<div class=\"wp-block-advgb-accordions advgb-accordions-d64b44c6-d677-4fa6-9f11-3788122ef68c
